Q-Why should I
consider this?
A-If you are moving to Las Vegas sometime
in the future because of retirement, job transfer or situation, or would just like an
investment here, this is an ideal way of accomplishing that as you will lock in a price
and value, and have someone (the builder) make your payments for you in the meantime!
Q-In a nutshell,
how does it work?
A-Sample purchase price....$150,000
Builder will lease back and pay you...$ 1,500.00 per month
Your actual payment on a typical loan.. .$880-980 per month
(depending on your interest rate).
Q-How long will
the builder lease back the home for?
A-Typically until they are sold out of
their production homes.. .this may vary from 12 -18 months or so.
Q- In what
condition will they turn it over to me when it is time?
A- They will turn it over to you as they do
all of their new homes. You will get a "walk through". They will make sure the
home is functional. The will make sure it is in pristine condition... .like new, and they
will do whatever it needs to accomplish that. You will not even know that anyone has ever
been inside!
Q-Are these models
really "decked out"?
A- Make no mistake about it, these home are
actual MODELS.. .usually with the best lots & views, upgraded plush carpet,
ceramic-tile-wood-limestone or other premium flooring, wet bars, pools, lush landscaping,
alarms, intercoms, decorator items, and sometimes all the fine furnishings.
Q- What am I
able to do with my home after the builder is done leasing it from me?
A- You can then move into it, rent it
again, or even sell it.
Q- What price
ranges of homes are available with model lease backs?
A-Just about every price range from the
$80s to over $400,000.. .condos to single family residences.
Q- Do I have
to have special financing for this type of purchase?
A- I can help you with that, or one of my mortgage professionals can
help too. There are several ways to structure financing on model home purchases, depending
on your circumstances. It is usually very easy to get financing for your new model home.
